Land and Planning Gain – Land Acquisition – Development

We develop and consult on a wide range of  housing developments in villages across the South West of England and would be interested in buying:

  1. Brownfield and greenfield sites
  2. Sites with and without planning permission
  3. Short term strategic sites (2–5 years)
  4. Sites within 3 hrs driving distance of Plymouth which includes Bristol, Exeter, Plymouth, Somerset, Devon and Cornwall.

As a private company we are able to act quickly, be more creative when it comes to securing deals (compared to larger companies) and our sign off procedure is precise and accomplished.

We’ve carried out a number of joint ventures with both landowners and housing associations over the years, as well as purchasing sites Unconditionally, on a Subject to Planning basis and through Option Agreements.

    Strategic Land

    Strategic Land is the term used to describe land that may be developed in the medium to long term, typically comprising green fields on the outskirts of existing settlements. It will not have the benefit of a planning permission, and often even the principle of it being developed will not yet have been recognised by the local planners. Promotion of land through the planning system is required to turn strategic land into development land, and a working knowledge of the planning system is the key to a proper understanding of strategic land.

    This is a method which works very successfully as the land owner knows the site will achieve the best possible price, and we as ‘land promoters’ are totally impartial as to who ends up purchasing the scheme. It is completely transparent and there is no financial input to the process from the land owner. By its nature we are working with the land owners to maximise value and share in the gain; a traditional ‘option agreement’ has a diametrically opposed objective.

    The vast majority of our work involves previously developed sites or "brownfield" land. In accordance with Government guidance, bringing forward brownfield sites for re-development also reduces the need for new development on environmentally valuable greenfield land.
